When is a property transaction straightforward?! Very rarely in my experience and sellers and buyers, not surprisingly, have a keen emotional attachment to events which can often heighten anxiety and worry. Poker-faced solicitors have a very clear mandate and probably get paid less than anyone else in the sale\/purchase process and so the estate agent has to play honest broker in keeping people talking and trying to manage the expectations of customers.
